A bank can only offer you its own products and will assess you against its own credit policy. A broker compares a panel of lenders and can tell you which lenders are likely to say yes in your situation before you apply. That matters, because every declined application leaves a mark on your credit file. It matters even more if your income isn't a straightforward salary.
At 5 Financial, finance broking sits alongside wealth management and tax and advisory inside the same firm. So the person arranging your loan can see your retirement plan and your tax position together. A standalone broker gets you a loan. Here, the loan is arranged with the rest of your financial picture in view. This tends to matter most when the borrowing connects to a business, a self-managed super fund, or the years immediately before retirement.
Matt Collier is our Partner and Finance Broker. Finance brokers in Australia are generally paid a commission by the lender rather than a fee by the borrower. We disclose the commission payable on any loan we arrange, in writing, before you proceed. The recommendation on which lender suits you is made against your circumstances, not against what a lender pays.
This is a large part of what we do. Self-employed income, company and trust structures, bonus or commission-based pay, and multiple income sources are all assessed differently by different lenders. That difference can be significant. Because we also have tax and business advisory in-house, we can usually present your financials in the form a lender needs without you chasing an accountant for documents.
Borrowing inside an SMSF is possible through a limited recourse borrowing arrangement, but it is a complex area with strict rules, a smaller pool of lenders, higher interest rates and real risks. These risks can include the fund not being able to meet repayments or the asset falling in value while the debt stays fixed. It suits some funds and not others, and it needs advice on both the lending and the superannuation side before anyone commits. We can look at both.
It is worth checking if you have not reviewed your loan in a couple of years, are coming off a fixed rate, or if your circumstances have changed. Refinancing is not automatically better since there are exit and establishment costs, and extending the loan term can reduce your repayments while increasing the total interest you pay over the life of the loan. There is also the risk of moving to a lender whose terms suit you less well in other respects. If staying where you are is the stronger option, we will tell you.
Yes, and for a wider range of things than most people expect. Our rule of thumb is that if it has a barcode, there is usually a lender for it. The structure often matters as much as the rate. Which one suits depends on how the asset is used and how you or the business is set up. Because our tax and advisory team sits in the same firm, we can look at the lending and the tax treatment together rather than one after the other.
Yes, commercial loans, SME cash flow facilities, asset and equipment finance and bridging loans, alongside home and refinance lending. Our finance broking team can help with all.
